To stage or not to stage?

Unless your property is a tear down, some form of staging is essential. In saying this, we are not suggesting that you go out and spend a small fortune re-styling the whole property.

Instead why not try one of these suggestions –

  • Decluttering – Remove additional clutter from the home to open the spaces. Maybe rearrange some furniture. Sometimes the way we live will not always show off the best attributes of the property.
  • Paint – Sometimes to breath some life into a property a quick coat of paint is all we need to spruce the place up and make it more appealing to Buyers.
  • New furniture – Had your eye on a new couch, or maybe an outdoor dining setting? Now might be the time to make that purchase.
  • Ask advice – Family and friends can be advantageous in supplying a new set of eyes and helping set the room out in a more appealing way.
  • Small garden improvements – It can be quite amazing how a quick yard clean-up & adding some fresh flowers/plants can add to your street appeal.
  • Talk to your agent – See if the person you are interviewing has any suggestions on if you need to stage? If they do not have any helpful pointers or suggestions on how to present your home at its best, are they actually the right agent for you?
  • Hire furniture – If renting furniture through a staging company is something you are open to focus on the main areas. As properties are mainly sourced via the internet, photographs of clean, new furniture in a room can make all the difference.
  • Consider Virtual Staging. This is when your photos can be digital enhanced and furniture either removed or added as needed to present your home in its best possible light.  For vacant homes we would often suggest that if don’t choose to physically stage the property you might benefit from full virtual staging.  This is where each room that is photographed will have digital furniture added to virtually stage the space.  Then we would suggest having a large print of the staged room on an easel at the property in the corresponding room so open home viewers can see one possible look for each room.

A lot is dependent on the property itself as to how far you should go to achieve the best-selling price. A trustworthy agent should be able to help you in making the RIGHT decision for staging your property, and if they can’t, maybe they should be shown the door.
